The development is part of the broader Reno Neon Line project along W. 4th Street, which includes mixed-use hospitality, entertainment, art, and residential elements. Jacobs Entertainment has invested over $100 million in purchasing and clearing properties along the corridor.

The investment comes amid strong gaming performance in Washoe County:

The development joins other major projects in the area, including the Meruelo Group's planned $400 million, 10,500-seat indoor arena in downtown Reno.
